From One Asset to Full Portfolio: Automating 8,000+ Metering Points

For this client, individual tenant billing was the goal: charge tenants based on their actual electricity and heating consumption, not a shared estimate. To do that fairly and accurately, consumption data needed to be collected automatically, every 15 minutes, every day, across the entire portfolio. Here is how iqbi turned that ambition into a fully automated data pipeline, starting with a single asset and scaling to thousands of metering points in under two months.

The Challenge

The client wanted to move to individual tenant billing based on real consumption, rather than shared cost allocation. The obstacle was automation. Collecting meter readings manually, or relying on disconnected systems, could not deliver the frequency or reliability the client needed. Without a way to automatically capture data every 15 minutes, accurate and scalable tenant billing simply was not possible.

The Solution

The client already had a Meter Data Agreement (MDA) in place and a smart metering infrastructure covering water, heating, and electricity. That meant iqbi could read out every meter directly, fully compliant with European smart metering standards, without installing any additional hardware.

iqbi rolled out the solution in two phases:

Phase one: A single asset with 313 apartments, measuring electricity and heating through a combination of software and hardware driven solutions.

Phase two: Full portfolio coverage, expanding to more than 8,000 metering points across the client's entire real estate portfolio.

The Results

Within less than two months, the client went from a single pilot asset to full, automated data coverage across their portfolio. Tenants can now be billed individually and accurately, based on real consumption data collected every 15 minutes. No manual meter readings, no additional installations, and no gaps in the data.

This project shows that with the right infrastructure already in place, automating real time utility data does not have to be complex. It gives property managers and investors a clear competitive advantage: fair, transparent tenant billing, built on data that updates itself.
